Most shower leaks come from one of three things: failed or missing waterproofing behind the tile, cracked or shrinking grout, or dried-out caulk around the drain or pan edge. Grout itself is not waterproof, so the membrane behind the tile is what actually keeps water out. Small leaks are often repairable; a failed membrane means the tile has to come off.
Confirm the installer is licensed and insured in Washington State, ask for real photos of local projects rather than stock images, get a written itemized quote before work starts, and ask specifically what waterproofing system goes behind the tile. Skipping waterproofing is the single most expensive mistake in a shower remodel.
A heated floor in a typical Seattle bathroom runs about $600 to $1,200 installed: roughly $150–$400 for the heating mat, $80–$200 for the thermostat, and $300–$600 in labor. It costs around $5–10 a month to run. Installing it during an existing remodel saves the most on labor, since the floor is already open.
Grout darkens because it is porous and absorbs soap film, oils and mildew. Clean it with a pH-neutral cleaner or an oxygen-bleach paste and a soft nylon brush, then rinse and dry fully. Avoid vinegar, wire brushes and frequent chlorine bleach, which erode cement grout permanently. Sealing cement grout once a year is what actually prevents restaining.
Vinyl plank costs roughly half as much installed and feels warmer underfoot, which makes it a good fit if you are moving within about five years or outfitting a rental. Tile lasts decades, cannot dent or fade, adds appraisal value, and is the only real option inside a shower. Over thirty years vinyl is usually replaced twice, so tile often ends up cheaper for long-term owners.
